What would you walk away with?
Selling your house for $450,000 doesn't mean you get $450,000. This free calculator for Texas home sellers takes your sale price, mortgage payoff, agent commissions, title and escrow fees, HOA fees, property tax proration, buyer closing cost help, repairs and moving costs, and shows the check you get at closing.
Where each number comes from
- Owner's title policy. Texas sets title insurance rates by law. The calculator uses the Texas Department of Insurance basic premium rates effective March 1, 2026.
- Property tax proration. Texas property taxes are paid at the end of the year. The seller covers January 1 through closing day and credits the buyer for it.
- No transfer tax. Texas has no state transfer tax on home sales.
- Mortgage payoff. The loan balance plus interest to the payoff date. Your lender's payoff quote is the real number.
This is a rough estimate to help you plan, not a quote. Your title company and lender have the final numbers. Want the real sale price? Get a free home review.
